What the technician does on site
Full unit inspection, filter change, belt inspection and tensioning, condenser and evaporator coil cleaning, condensate drain clearing and treatment, refrigerant pressure and superheat readings, electrical connection check and amp draw readings, thermostat and control verification, and a safety check on gas heat sections where fitted.

What you get afterwards
A report per unit listing what was checked, what was corrected on the spot, what needs a quote and what is approaching end of life. Findings are written in plain language so a finance lead can read them without a technician present.

How the schedule is set
Older equipment, kitchens, data rooms and buildings running extended hours get more frequent visits. Standard office floors usually run quarterly. The schedule is agreed before the contract starts and is written into it.
